Pacific Industrial targets development, acquisitions & powered land across Western markets as Pharris brings three decades of industrial real estate experience

The Western U.S. industrial markets are entering one of the most interesting cycles I’ve ever seen. We have an opportunity to put our experience to work and capitalize on these market conditions.”

LONG BEACH, CA, UNITED STATES, September 14, 2026 /EINPresswire.com/ -- An industrial real estate expansion across seven Western U.S. markets is underway as Pacific Industrial moves beyond its Southern California base into Northern California, Portland, Seattle, Salt Lake City, Reno, Las Vegas and Phoenix. The company has named veteran industrial real estate executive Bud Pharris CEO to lead the expansion, which will focus on ground-up development, acquisitions of existing industrial properties and powered land sites for autonomous and electric fleet operators.

Founded in 2012, Pacific Industrial has completed more than $2 billion in transactions and developed more than 8 million square feet of Class A industrial properties. Nearly half of the company's core net operating income is generated from Global and Fortune 500 tenants. Pacific Industrial will pursue its seven-market expansion while continuing to grow its Southern California business.

Pharris brings three decades of industrial real estate experience across the Western U.S. and has overseen more than $20 billion in capital deployment, asset dispositions and refinancing activity. Most recently, he was senior managing director of the nine-market West Region for Link Logistics, a Blackstone portfolio company, where he led a team of 100 professionals responsible for more than 100 million square feet serving approximately 2,500 tenants. His experience operating across the same Western markets Pacific Industrial is targeting was a key factor in his selection to lead the company's expansion.

“Bud is one of the most respected operators on the West Coast, full stop,” said Dan Floriani, co-founder of Pacific Industrial. “He has built and led the kind of institutional platform we are gearing toward, and he has done it in every market we are entering. Bringing him in as CEO is the clearest signal we can send about where this company is headed.”

Before joining Link Logistics, Pharris was senior vice president and Western Region partner at CRG, the development affiliate of Clayco Construction. He previously spent seven years in senior leadership at DCT Industrial Trust, including four years as managing director of the West Region, overseeing operations in Seattle, Northern California, Southern California, Phoenix and Denver. Earlier in his career, Pharris held a senior development position with Panattoni Development Company in Southern California.

“We have been wanting to expand the platform to other Western U.S. markets for years without sacrificing our foundation in Southern California,” said Neil Mishurda, co-founder of Pacific Industrial. “Bud’s appointment gives us that capability without compromising the discipline and principles that built our firm.”

“The Western U.S. industrial markets are entering one of the most interesting cycles I’ve seen in my career,” Pharris said. “We have an opportunity to put our experience to work and capitalize on these market conditions. I truly admire what Dan, Neil and the team have achieved, and I’m grateful and excited for the opportunity to join them and lead Pacific Industrial’s expansion across the West.”
Pacific Industrial is now seeking development sites, existing industrial assets and powered land sites across the eight markets. The company is also seeking additional institutional capital partners to support its Western U.S. expansion.
